Gun Lake Cottage Rental Policies
We now have a Township Ordinance for "Short Term Rentals". We have updated our policies to include those restrictions! Violations of these restrictions could result in the property owner losing their opportunity to lease their property as a weekly rental!
Responsibility of Renter: The person whose name the reservation is in, MUST be 25 years of age or older. This person MUST stay at the rental property during the rental period & must accept responsibility for the actions of all persons on the premises during your stay! Renter agrees to be financially responsible for any damages/repairs to this rental property and to the contents, caused by the Renter or the Renters guest/guests negligence or willful conduct during the rental period! All overnight guest must be registered! All cottages are located in residential areas -please respect the neighbors! Failure to honor these requirements will result in loss of your security deposit & eviction !
Reservation Deposit: Cottage rental reservations will be confirmed in writing upon receipt of your Reservation Deposit. - All Cottage Rentals require a $100 to $500.00 deposit -amount is listed on the info page for each cottage. You will be required to send a copy of your drivers license along with your reservation deposit! Lessee represents themselves to be an adult 25 yrs of age or older.
Cancellation Policy: If you cancel your reservation 60 days or more prior to your date of arrival, your Reservation Deposit will be refunded. The Reservation Deposit is NON- REFUNDABLE if cancellation is 59 DAYS OR LESS PRIOR TO your arrival date.
Damage Deposit: Upon your arrival, your Reservation Deposit becomes your DAMAGE Deposit! The DAMAGE Deposit will be refunded to you within 15 days of your departure from the cottage providing there are no claims for damage, missing equipment, unreasonable housekeeping or late check-out. Claims of damage could be, but not limited to: damaged screen doors, broken chairs, extremely dirty cottage, dirty dishes left in sink, stained carpets and damage to electronic equipment. Our housekeeping staff has a limited time to prepare for our next guest - Please be prompt as to your departure time -10:00am FOR ALL COTTAGE! Please do not arrive EARLY and expect access to your rental - you will be slowing down the cleaning staff.
Payment: Full payment is required on all rental cottages not less than 60 days prior to schedule date of arrival. If payment is not received as required, your reservation will be automatically canceled and your Reservation Deposit will be forfeited. Prepaid rental payments are NON-REFUNDABLE if cancellation is less than 60 days prior to your arrival date. We now accept payments through Pay Pal - there will be an additional 3% added to your amount for using this service. Also you can use Zelle to make payments! Call to get instructions as to how to proceed. Any fees incurred by using one of these services will be deducted from your Damage Deposit! If you are booking less than 15 days prior to your arrival - you will need to use Zelle for payment - Contact Barb 616-723-2194
TOWNSHIP ORDINANCES THAT EFFECT RENTAL UNITS PETS: Only a few rentals allow pets - & only 1 pet! They are: #13-4, #13-8 & #13-10. These 3 units are within Whispering Pines Resort - your pet MUST be on a lease at all times. Dogs shall not be allowed to whine, yelp, bark or howl for a period of ten minutes or longer. Resort Rules do not allow your pet to go to the beach area - there will be a $50 additional deposit required, and $25 of that will be held as an additional cleaning fee. Your Pet must be on a leash and secured on the property at all times. The pet owner will be financially responsible for any damage & or extra cleaning required above the Damage Deposit. DO NOT allow your guest to bring their pets! Please clean up after your pet inside and out!
SPECIAL EVENTS: No outdoor event, lawn parties, weddings or similar activities are not allowed on the rental property for more than the permitted occupants.
FIREWORKS: Township Ordinance does NOT allow rental properties to set off or use fireworks of any kind!
FIRE PITS: A renter may have an outdoor fire in a provided device or location ONLY! If one is not on the property, you can not have an outside fire. Fires shall not be left unattended and must be fully extinguished. Only clean, dry wood may be burned - no trash!
TRASH: All trash must be put into provided trash containers and not left on deck, patio's or anyplace else outside! There must be no overflow that will be attractive to vermin. If you should have overflow, the trash bag must be double baged and bleach or ammonia added to the bad to detour animals from shredding the bag!!
NOISE/ QUIET TIME: Quiet Hours are from 10pm to 8am - noise must be limited to that which does not disturb the quiet, comfort or repose of a reasonable person of normal sensitivies. Renter shall NOT engage in disorderly conduct!
LODGINGS: All lodging is to be exclusively within the dwelling unit and NOT in a recreational vehicle, camper or a tent on the property!
PARKING: All rental properties will list how many vehicle are permitted on the rental property! You MUST park entirely on-site, in the garage, driveway or other designated area! DO NOT park or block the roadway or on neighbors property!

Rental Agreement: Your rental agreement will be mailed, or E-Mailed, to you upon receipt of your Reservation Deposit and will serve as your written confirmation of your reservation. You will need to sign and return 1 copy of that Rental Agreement upon receipt to ensure your reservation. You will need to inculde a copy of the person or persons drivers's license who are signing the rental agreement -if you did not include it with your reservation deposit.
Check-In & Check -Out: Check-In time is 3:00pm on Friday - Saturday or Sunday unless other arrangements have been made. Check-Out time is 10:00am the following Friday - Saturday or Sunday! Check-in and check-out TIMES are always the same even if the DAYS are different! Please be prompt in leaving at this time - the housekeeping staff has a limited time to prepare for our next guest! How you will access the cottage will be on the written rental agreement you receive back.
Furnishing & Equipment: Cottages are furnished for normal housekeeping w/dishes, cookware, flatware, glasses, grill (some gas-most charcoal) & basic appliances. Some cottages do provide linens and towels - others will NOT! No paper products, toilet paper, paper towels, paper plates,napkins, will be supplied for any of the rentals. No soap, garabge bags,lighter fluid or charcoal. You MUST bring those items. Most cottages have charcoal grills - you must bring your own charcoal! You need to bring Firewood if your rental has a fire pit. If your rental says it does NOT provide linens or towels, there is no washer or dryer available for your use either!
Departure: You are responsible for removal of all items in the refrigerator and put all trash into dumpster. If your cottage provided linens & towels, you will need to remove sheets from beds-put inside pillow cases and leave on bed - Do Not remove mattress pads or blankets. All used towels should be put into hamper! Other items may be on a per cottage basis and those directions will be posted usually on the inside of a kitchen cabinet door!
POWER OUTAGES: Occasionally we do experience power outages around the lake. The power company usually does get it back on as soon as they possiblly can. You will not be refunded any funds if this should happen!
